Each Board of Directors for a Community Association has many responsibilities. However, there is one responsibility that overshadows them all, consider it the umbrella of responsibilities where all others are affected by it and support it. That responsibility is to maintain and improve the market value for all units in the community.
Some of the way in which your Board of Directors may improve the community’s market values include:
- Properly maintaining the landscaping in the community so that it not only looks attractive, but is easily maintained throughout the years.
- Properly maintain the community’s infrastructure. Have a rotating and continuous painting cycle, inspect the building’s roofs on an annual basis, repair and replace wood facades as needed, etc.
- Budget the community’s fiscal financials in a realistic manner. Budget increases as necessary as to properly maintain the community.
- Properly insure the community from natural and man-made disasters.
- Open the community’s website for non-member perusal so they may see your newsletters, view Board activities that make the community a better place to live than others, and social activities in the
- community that will also make it a fun place to live.
- Utilize the benefits of a professional management company to run the day-to-day operations of your community as well as help create a vision for the future.
Whether we are focused on the lawn care or snow removal, the leaking roof, etc remaining focused on the overall property values in the community should be our primary priority.
