ARCHITECTURAL CONTROLS

Having the proper architectural procedures, controls, and mechanisms in place will help greatly in creating harmony in your community.

You and all of your community members are like-minded individuals. Meaning, you all saw the community, the unit you purchased and liked what you saw in it. Where the community was located, the design of your unit [interior and exterior] and you all chose to live there. Having said that, maintaining the architectural and outer appearance is crucial in maintaining the harmony with your fellow, like-minded members.

While the governing documents give you a solid framework to manage your association, a detailed architectural policy defines the specifics of what can and what cannot be done to the exterior of each unit. Take the time to ensure that your architectural policy covers, in very specific language, each component a member may want to amend. Decks, satellite dishes, painting and plantings are common areas that a member may want to address in their home.

It may be difficult at times to deny a friend/neighbor the opportunity to make certain changes to their unit, but your duty is to the entire community and for the benefit of those that are looking to sell their unit to a buyer and yet another like-minded member.
